Structural Design Near Party Walls in London

Plan structural changes with neighbouring buildings in view. We provide agreed engineering information for London extensions, lofts and alterations near shared walls, coordinated with your architect, contractor and appointed party wall adviser.

Identify where the work meets neighbouring construction

Beam bearings, roof alterations, chimney changes and foundations near an adjoining building can raise different structural questions. Share the proposed drawings, what is known about the neighbouring structure and any existing comments from the project team. We assess the engineering brief and identify information needed to develop the detail.

Keep engineering and party wall procedures distinct

Party wall matters are separate from planning permission and Building Regulations approval. Your appointed adviser should assess which procedures apply to your proposal. Our structural appointment does not automatically include serving notices, preparing an award or acting as a party wall surveyor. Read the GOV.UK party wall guidance for an overview.

Provide information that others can review

The agreed engineering package can set out the proposed permanent supports, relevant calculations and details at the interface with existing construction. Send technical information requests early so we can confirm which responses are included. If a design changes during review, the drawings and calculations should be checked together.

Establish the existing conditions

Wall thickness, construction, previous alterations and foundation information may need confirmation. Limited access can affect what is known at the outset. We explain the assumptions and any investigation needed; we do not treat an adjoining owner’s cooperation or access to their property as already agreed.

Coordinate the construction stage

Permanent design, temporary support, sequencing and monitoring are separate items to allocate within the project team. Agree who is responsible before structural work begins. London site attendance by arrangement, with the purpose and scope of any visit confirmed in advance.

What to send with your enquiry

  • Drawings showing the proposed works and the shared boundary.
  • Any notices, awards or technical comments already available to your team.
  • Known details of adjoining walls, extensions and foundations.
  • Postcode, intended programme and access arrangements.

London site attendance by arrangement. Scope, fees and any visits are agreed before work begins.

Common questions

Are you acting as my party wall surveyor?

Not under a standard structural design appointment. The scope should state the engineering services included and identify any separately appointed party wall adviser.

Can you respond to a party wall surveyor’s structural questions?

Send the questions and supporting drawings. We can review the engineering information requested and confirm an appropriate scope, responsibility and fee.
